We are seeking a $12M total investment to fund the acquisition of prime land, develop state-of-the-art equestrian infrastructure, and secure the necessary equipment and supplies for operation and property maintenance.
Investment Requirement
Minimum Buy-In: $100,000 (with 50% financed)
Note Coverage: Bi-annual payments of $28,700 per $1,000,000 invested will cover the note.
Equity Share: This total investment provides investors with 75% equity in the project.

In addition to our core equestrian event income, CAPA Equestrian is designed for multiple revenue streams, enhancing profitability and long-term value. These include potential for:
Cabin accommodations
Obstacle course racing trails
Film Location
Composting operations
Lumber yards, shavings production
Equestrian lots
Therapeutic Riding
Commercial zoning for future development (e.g., hotel, box stores, retail)
Exit Strategy & Projected Returns
Our strategy is structured for significant appreciation and investor returns over an estimated 6-8 year investment period. By acquiring land at $10,000 per acre or less, we project substantial gains.
Based on a 500-acre parcel example:
Land Sale: Selling 300 acres at $40,000 per acre yields $12,000,000.
Operational Income: The remaining 200 acres, including the venue, is projected to generate $1,300,000. A six year net would value the company at $7,800,000.
Total Projected Receipts: Including potential timber sales, total receipts are estimated at $20,000,000.
With your 75% equity stake, this translates to a projected $15,000,000 return, a 25% gain and a lasting equestrian legacy.
